Opportunity to Get Retreat Center in Nature & with Live in Steward!

There is property for sale at a price well below market value in nature that would serve beautifully for retreats with potential for community life. The property is in the USA, latitude 44, upper mid-west (4 seasons), town population about 3,000; all buildings are on riverfront, with approximately 9 acres total and 47 acres wooded nature preserve right next to it. It is not in a flood plain. There are 4 identical buildings, split into narrow lots, with building high on land, most of lot wooded running down to river. There is a pond too. Each building is 2 story, 3,200 sqft, 9 bedrooms, 4 full bath, 2 ½ baths, rec room, great room, kitchen and utility room. They are architecturally interesting with angles and a star shape when seen from above. Currently 3 of the 4 units are for sale, and have been vacant for 10 years with no utilities turned on. They will likely need plumbing repairs, paint, and updating but are not that old (built in 1973) and from the pictures look structurally sound. (I have a qualified person that can inspect the buildings at a moments notice.) I feel the reason they stay vacant so long is the town zoned them commercial so the tax is $17,000 per year per building! The town is considering rezoning and changing them back to residential rate at end of October, at which time these properties will more than likely be purchased quickly with the tax burden gone, so acting quickly on this opportunity is essential!

I think it best to keep commercial zoning, as retreat & community use is not standard residential use. Then the only way to afford these buildings is to have it owned by a non-profit organization, of which the type of non-profit must be a School (teaching) or a Church (spiritual), to avoid paying property tax. There is the possibly the owners of this property may give them away in order to get a 501©3 deduction or tax write-off, just to avoid paying the exorbitant taxes for another year. That is what my intuition is telling me, and what I want to try that NOW. If the donation idea doesn’t fly, the three properties can be purchased well below market value for about $75K! (less closing costs). There is also 9 acres across the road I think is for sale, non-wooded, non-developed, split into lots, for $50K, which could be used to build a meeting center or resident cottages or make a large garden. I am not sure if the 4th building is for sale, but if it is, then all property (4 buildings & 18 acres) could be had for around $150K!

What I want is residency in one of the buildings and to occasionally run my own small retreats, and space to finish the books I’m writing and a physical job that gives me exercise! My background is I have made spiritual awakening my full time job, over the last 15 years, and have meditated each day and have done alternative healing therapies of all kinds. I want to work with people of similar interest that offer meditation, nature & healing retreats. I can help you make your new retreat center a reality, as I have many skills that can get this place up and running. I can stay there year round as steward, create & maintain a website, organize & help with retreats, manage & hire repair crews, do fund-raising, do record keeping, keep the place mowed, maintained & plowed in winter.
